Abstract
Warehousing in NJ in the face of COVID-19
▪ International imports via ocean shipping from European Countries and India has increased from 12.5% (2010) to 19.7% (2020) - (Evans, 2021).
▪ Consumer on-demand delivery for household goods has skyrocketed since the start of the pandemic with no sign of recession.
▪ E-commerce is accelerating the pace of retail goods distribution.
▪ Automation is speeding up distribution and packaging services.
▪ Warehousing is of unique, regional importance based on the geography and
transportation infrastructure of New Jersey.
“Warren County appears to be a test case on the issue because it has proximity to two major highways that connect to Atlantic coast ports and has relatively good availability of land, [according to Peter] Kasabach” (Hurdle, Nov. 2020).
Amazon is NJ’s largest employer, adding nearly 7,000 new jobs in 2020 (Evans, 2021).
Addressing NJ Warehouse Sprawl in 2021
▪ There is a need for more distribution, storage, packaging, and facilities, especially in the Northeast megalopolis.
▪ Townships are competing for long term, local, economic investment forcing competition among municipalities to attract commercial industry.
▪ It is cheaper, and easier to build on green land than existing vacant lots or brownfields.
▪ Supply chain efficiency (for trucking-centric routes) seeks locations within 10 miles of major highway interchanges such as NJ Turnpike, I-78, I-80, I-295, US 322, I-195, and so on.
